Richard Warner

Richard Warner is a licensed real estate broker in New Jersey and Pennsylvania. Mr. Warner is a graduate of James Madison University with a Bachelor of Business Administration, Marketing concentration. Mr. Warner is a member of the New Jersey Association of Realtors, National Association of Realtors, New Jersey State Society of Auctioneers, Gloucester/Salem County Board of Realtors, Woodstown Rotary, Real Estate Cyberspace Society and the National Auctioneers Association. He has a proven performance record selling all types of real estate including residential, commercial, farms, land and investment properties throughout New Jersey and Pennsylvania. Some notable clients include the USDA-Farm Service Agency, Wells Fargo Wealth Advisors, PNC Bank, TD Bank, Univest Bank and Trust, First Choice Bank, First Citizens Bank and Trust, Fulton Bank, Pennsville National Bank, Sun National Bank, Colonial Bank, USDA Rural Development, Farm East Credit, Ocean First and The First National Bank of Elmer.

Mr. Warner is a graduate of the prestigious Missouri Auction School, considered the “Harvard of Auctioneering” by Newsweek Magazine and The Certified Auctioneers Institute at the University of Indiana. He is also one of 222 people in the United States and Canada who is accredited with the coveted designation (AARE) Accredited Auctioneer, Real Estate.

Mr. Warner resides in Pilesgrove Township with his wife and two daughters and enjoys spending time with his family and conducting charity auctions for a variety of organizations including South Jersey Quail Unlimited, Susan G. Komen – Breast Cancer, The “V” Foundation, St. Jude Children’s Research Hospital, Salem County Christian Academy and the Deborah Hospital Foundation.

Nikki Donelson

Nikki oversees all internal financial activities and management responsibilities for the company. A native of Salem County, Nikki is a licensed Real Estate agent with years of finance, marketing and management experience in the real estate and construction industries, specializing in industrial, warehouse and commercial markets for both the private and public sectors. Nikki holds an Associates degree in Marketing from Salem Community College. She is a member of the Canteen Unit of the Salem Fire Department and resides in Pilesgrove Township with her husband Dwayne and two daughters.

Charles Joyce

Charlie is a lifetime Salem County resident and farmer. He has sold and represented buyers in the sale of commercial, residential and investment properties in Salem, Gloucester, Cumberland counties and Ocean City, NJ. Charlie resides in Pittsgrove Township and owns farms in Alloway and Upper Pittsgrove Township, where he specializes in grain farming and nursery stock.

Neal Shepperd

Neal is owner of N. Sheppard Construction and has recently joined the Warner Real Estate team. Having experience in the building and remodeling business for over 17 years, Neal has tremendous knowledge in the housing industry. Neal has owned, rehabbed, and sold multiple investment properties in the past, having a niche for knowing where value lies in a property. He plans on focusing his future in the real estate business; investment properties, foreclosures, and helping clients with buying and selling their homes.

Neal prides himself in seeing the potential of properties and finding homes that fit a buyer’s needs. Although Neal was raised in Greenwich Township, Cumberland County, he is very familiar with Salem County as he conducts the majority of his business there. Neal now resides in Hopewell Township with his wife Megan and their two children, Gavin and Riley.

Beth Sedeyn

Beth has been a NJ realtor for 16 years and has been working for Warner Real Estate since 2019.  Beth has experience in both residential and commercials properties.  She takes her position as a realtor very seriously and provides her buyers and sellers with exceptional service.  Beth strives to take the stress out of buying your first home.  Buying your first home is an exciting time and Beth enjoys being apart of the process.  Beth has experience working with sellers who are upsizing or downsizing which can present its own list of challenges – selling and buying on the same day, ensuring that all of the seller’s inspections are completed on time while at the same time keeping track of the process of buying their next home.

Beth resides in Quinton Twp with her husband Tom.  When they aren’t working, they enjoy spending time with family, riding their motorcycle, flying in their airplane.

I have had the pleasure of being a realtor for the past 15 years.  I enjoy working with buyers and sellers in helping them in either selling their home or moving on to the next important step of their life in buying a new home.  I have made a lot of new friendships in this business and look forward to making many more.  I work in Atlantic, Camden, Cape May, Cumberland Gloucester and Salem counties.  Most of my business comes from past clients who either come back to me or refer me to their friends and family.  I have been married to my husband, Andrew, for 30 years and we share one son, Andrew.  I enjoy dog training with my husband and our two Labradors, Ditch & Xena.

Kenneth Coles is a lifetime resident of Salem County who grew up on a dairy farm and graduated from Woodstown High School. He earned a BA in Communications from Glassboro State College (now Rowan University) with a specialization in Radio/TV/Film.  He then went on to achieve Elementary Education Certification from the same institution, and began his teaching career. Ken taught at the Mary S. Shoemaker School in Woodstown for 28 years before retiring in 2018. He’s lived and raised his family with his wife in Woodstown for over 25 years. Ken became a licensed NJ realtor in 2017 and joined RE/MAX and the Dawn Rapa Team. That partnership built a solid foundation based on corporate goals and structure. Ken formed a new partnership with Warner Real Estate & Auction to apply those skills in a more community based setting while serving its member’s real estate needs. He brings passion and dedication to his work with a company that focuses on client communication and successful transactions while sharing himself as an advisor, advocate, neighbor, and real estate professional committed to a Code of Ethics. He was a former Board member for the Chestnut Run Pool Association for over 20 years along with past memberships in the W-PREA, SCEA, NJEA and NEA. He is also a current member of the GSCBOR, NJR, and NAR.
